Massive lag since update

Massive lag is occurring making the game unplayable.  The lag became a problem roughly at the time of the last update but I’m not sure it 100% correlated.  The lag is experienced in areas with significant build/mobs/etc. but I have removed anything created since the lag became a problem and it has not materially helped.  Chests take 40 seconds to open.  Game takes 4+ minutes to load from file.  This is probably more than 10x time than a month ago.  I have updated to all the latest versions and moved a number of objects/mobs out of the area.  I even tried the file on a separate bedrock server but it had similar behavior.  Any ideas?
