Massive lag in specific area of world

Hello, I don't know if my world is bugged or corrupted but every time I go through that part of my world the chunks don't load and the entities are slow if I try to open a chest or put a block it takes too long.

1. error or bug when loading chunks
2. entities are slow
3. When opening shulkers or vaules chests it takes too long
